Do I need a real estate license?
Absolutely not. Licenses are required to be an agent. There are zero certifications or licenses required to wholesale luxury real estate.
Can this be done virtually?
Yes — completely. Our founders close deals nationwide without ever visiting properties. Developers care about land value, not the condition of the house being torn down.
How long does a deal take?
30–45 days, the same as traditional wholesaling. The difference is luxury deals actually close — 90%+ contract-to-close vs. ~50% in traditional.
Do I need money to get started?
Minimal. SmarterContact (~$799/mo) and data/skip tracing (~$100–200/mo) cover the essentials. EMDs on luxury deals run $8K–$20K (1% of purchase) — we teach strategies for using other people's money.
Do I need cash buyers, or do you provide them?
